?What is an O&M manual?
An operation and maintenance (O&M) manual is the handover document that explains how a building and its systems work and how they should be maintained. It usually includes system descriptions, manufacturer literature, as-built drawings, test and commissioning certificates, warranties and planned maintenance schedules.
?What is the difference between an O&M manual and a health and safety file?
The O&M manual explains how to operate and maintain the building. The health and safety file, required under the CDM Regulations 2015, records the information needed to manage risks during future construction, maintenance, cleaning or demolition work. The two overlap, and we can produce both together.
?Who is responsible for providing the O&M manual?
It is usually a contractual requirement of the main contractor, who gathers information from subcontractors and suppliers. Many contractors and developers appoint a specialist to compile and quality-check the manual so it is ready for handover without tying up the site team.
