The challenge

The main contractor needed a full O&M manual and CDM health and safety file for a new industrial unit. Information came from the architect, two structural engineers, M&E designers and installers, and the cladding and glazing specialists.

As with most projects, information arrived from many different sources, and it all needed checking against the scope of works and the as-built drawings before the documents could be signed off.

What we produced

  • A full O&M manual covering the building fabric and building services
  • A CDM 2015 health and safety file, including a hazard register
  • Planned maintenance schedules
  • COSHH information for materials used
  • An amendment log built from the project's RFI tracker
  • Secure online access through our client portal, with revision control

How we did it

We worked through information from the architect, structural engineers, M&E designers and specialist installers, checking it against the scope of works and the as-built drawings. Where information conflicted or was missing, we raised it with the project team so it could be resolved before handover.

We also recorded every design change in an amendment log, so the client has a clear history of what changed and why, and nothing unresolved was carried into the handover documents.

The result

The contractor received a complete O&M manual and health and safety file, delivered 4 weeks after receiving the bulk of the information, with every query resolved or clearly logged.
